ViewLux Home Additions & ADU: The San Jose Owner’s Guide
We install and service ViewLux-compatible home additions and ADU components across San Jose, with typical projects running $53,100 – $153,400 depending on square footage and structural scope. We stock the common failure points on our trucks: subfloor framing members, header assemblies, and interior door sets that wear out first in additions. Most owners discover something is wrong when a door stops latching, a floor develops a soft spot near the kitchen transition, or the drywall cracks along a new seam between the original house and the addition.
If you’re reading this because part of your ViewLux addition or ADU stopped working the way it did the day it was built, here’s what you need to know: the issue is rarely the whole structure. It’s usually one specific component that failed, and it can be matched, priced, and replaced without touching the rest of your home.
Which ViewLux Models This Applies To

ViewLux home addition and ADU systems fall into two broad categories: stick-built additions framed on-site using ViewLux-specified dimensional lumber, and panelized or prefabricated shell systems that arrive in sections. San Jose permits and code requirements differ between the two, particularly for ADUs under the city’s 2024 ADU ordinance allowing detached units up to 800 square feet on certain lots.
The compatibility gotcha with ViewLux additions is the plate height. ViewLux prefabricated wall panels are typically built to an 8-foot, 1-inch plate height in single-story applications, which is 5/8-inch taller than standard platform framing. If you’re matching interior door frames, trim, or closet shelving to the original ViewLux spec, measure from the subfloor to the underside of the header. Buying parts off a big-box shelf without that measurement is the fastest way to end up with a door that won’t close. We verify measurements before we order anything, so the part that shows up is the part that fits.
For OEM versus aftermarket: ViewLux-specific hardware such as panel flanges and proprietary corner brackets is best sourced OEM when structural. For interior doors, casing, baseboard, and finish hardware, quality aftermarket from our documented vendor list matches or exceeds original spec at 30 – 50% lower cost. We’ll tell you which is which, with the part number and the price, before you commit to anything.

Signs Your ViewLux Home Additions & ADU Is Failing
- Doors that stick or won’t latch. This usually means the addition has settled slightly, or a hinge-side shim pack compressed over the first two seasons. In San Jose’s adobe clay soil, seasonal movement is normal, but a door that won’t latch is often the first sign the header needs a shim adjustment or the jamb is out of square.
- A soft spot in the floor. Near the kitchen sink, the bathroom toilet, or the water heater closet, a spongy section means water got under the flooring and into the subfloor. By the time you feel it, the OSB or plywood has usually lost structural integrity in that 4×8 bay.
- Cracks along the seam where the addition meets the original house. Every addition has a tie-in joint. A thin, hairline crack is cosmetic and expected. A crack wider than about 1/8-inch that keeps spreading tells us the connection detail isn’t holding and needs to be opened up, inspected, and refastened. Ignoring that one costs more every year.
- A door that rubs the threshold or scrapes the floor. This points to hinge wear or a sag in the top plate. It’s a 20-minute fix if caught early. Left for a year, the door gets beaten up and the frame work doubles in cost.
- Wall or ceiling drywall pulling away from the corner bead. In a newer addition, this usually shows up where a framing member was cut too short and shimmed. The drywall takes the stress, and the seam fails first. It’s a visible symptom of a framing gap underneath, not a drywall problem.

AfterReplacement Cost & What’s Included

Straight numbers for San Jose. A single-door replacement inside an existing ViewLux addition runs $945 – $3,540 installed, including the slab or prehung unit, hardware, casing, and haul-away of the old door. Subfloor repair in one bay runs $2,360 – $7,670 depending on what’s underneath: joist condition, plumbing clearance, and whether the flooring above is tile, hardwood, or carpet. Full addition refresh work, where multiple systems have failed at once, lands in the $53,100 – $153,400 range when scope includes framing correction, flooring, drywall, and paint.
Every price is written before we touch the job. We don’t give verbal estimates, and we don’t come back with a change order unless you change the scope. The 365-Day Done Right Promise covers every repair we make: if it fails inside a year, we come back and fix it at no charge. When the job closes, the site is clean, the scope is documented, and the signed written guarantee is in your hand.
DIY or Call Us?
There are a few things an owner can safely check before calling. Inspect the visible drywall cracks and note whether they’re growing. Shut each interior door and see which ones bind or latch. Walk the floor slowly and feel for movement. That information helps us scope the job faster when you call.
What we don’t recommend is cutting into a wall or floor to “take a look.” If the failure involves a load-bearing header, a tie-in connection, or structural framing, that’s not a swap-a-part situation. That’s tension, weight, and building code, and San Jose inspectors don’t sign off on guesswork. Get a wrong guess in a load path and you’ve got a bigger problem than the door that wouldn’t close. We open it up, show you exactly what we found, and give you the written number before any repair starts. Call (669) 272-2637 and we’ll come look.
FAQs

In San Jose’s climate, a properly built addition should run 20 – 30 years before any structural work is needed, with interior doors and finish hardware typically lasting 10 – 15 years depending on humidity swings and use. The weak points in our market are the tie-in joint and the subfloor in wet areas, which we see fail much sooner when water gets in. Call (669) 272-2637 if you suspect either one.
Yes, in most cases. A sagging door can usually be shimmed and rehung rather than replaced outright, and a subfloor bay can often be patched with new plywood if the joists below are sound. We’ll tell you straight which approach makes sense for your situation, and the price will be in writing before we start.
A single interior door swap inside a ViewLux addition takes one day, including trim and cleanup. Subfloor repair in one bay takes two to three days because the flooring above has to come out and go back in after the adhesive and fasteners cure. Full addition corrections involving framing and drywall typically run two to four weeks, depending on how much of the original work has to be undone first.
We stock the common components on our trucks: shim packs, prehung door sets, subfloor plywood, framing connectors, and drywall materials. ViewLux-specific hardware, like panel flanges and corner brackets, we order OEM and verify the spec against your original build before installation. We also carry materials from KraftMaid, Cambria, and Silestone for finish work, so if an addition repair turns into a cabinet or countertop refresh, we can handle it without a second crew.
If your ViewLux addition or ADU in San Jose has a part that failed, don’t run in circles with a guessing game. We’ll inspect it, match the part, and give you a straight number in writing. Call (669) 272-2637 to schedule your free estimate. Straight number, written scope, done when we said done.
