Therma-Tru Driveway & Pavers: The San Jose Owner’s Guide
If you’ve got a Therma-Tru entry door that opens onto a paver driveway or walkway, the transition between the two matters more than most homeowners realize. In San Jose, we regularly see threshold failures and paver settlement around Therma-Tru door installations where the driveway or walkway substrate wasn’t prepped correctly. A replacement threshold or sill pan for a Therma-Tru door system typically runs $180 – $420 installed, and paver repair or replacement around the door landing starts at about $45 – $70 per square foot depending on the paver type and base condition. Most jobs in San Jose take one to two days once we’re on site.
The way most San Jose homeowners discover this problem: the door starts dragging on the threshold, water pools at the door sill after rain, or the pavers directly outside the door sink and create a trip hazard. Sometimes it’s all three.
Which Therma-Tru Models This Applies To

Therma-Tru door systems use specific sill and threshold profiles that are not universal. Fiber-Classic, Smooth-Star, and Pulse series doors each take different bottom sweeps and sill adapters, and a threshold from one series will not seat correctly on another. The quickest way to identify what you have: open the door and look at the hinge-side edge. Therma-Tru stamps a series code into the door slab edge on most models made after 2010. If the stamp is worn or painted over, measure the sill depth from the interior floor to the exterior landing. That measurement tells us which sill pan and threshold profile matches.
For the driveway and paver side, we work with Belgard and Unilock pavers, which are the two brands most commonly paired with Therma-Tru entrances in San Jose. OEM Therma-Tru thresholds are worth the extra cost over generic aftermarket parts for one reason: the weep holes and drainage channels are positioned to match the door’s specific sill pan. A generic threshold will fit the rough opening but won’t drain the way the factory piece does. In San Jose’s wet winters, that distinction is the difference between a dry entry and a rotted subfloor in five years.
Bradford Remodeling Co San Jose is an independent service provider. We are not affiliated with Therma-Tru, but we install and service their products, along with KraftMaid, Cambria, and Silestone on the interior side.

Signs Your Therma-Tru Driveway & Pavers Is Failing
- Door drags or catches on the threshold. This is almost always paver settlement or substrate erosion under the door landing, not a door problem. The exterior landing sinks, the sill flexes, and the door binds. The fix is lifting and re-bedding the pavers, not planing the door.
- Water pools at the sill after rain. The sill pan’s drainage channels are clogged or the surrounding pavers have settled below the sill height. Either way, water has nowhere to go except under the door. In San Jose’s rainy season, this shows up within weeks if drainage is compromised.
- Visible cracks in pavers directly outside the door. High-traffic entry pavers crack when the base below them loses compaction. You can replace individual units, but if more than three are cracked in the same area, the base is the problem, not the pavers.
- Threshold caulk keeps separating from the pavers. Movement between the door frame and the landing is the typical cause. Sealing it again without fixing the base movement just means redoing the caulk every six months.
- Rot or softness in the subfloor inside the door. Water has been intruding for a while. By the time the interior floor shows damage, the sill pan or threshold has been compromised long enough to affect framing. This is the one that turns a $300 threshold job into a $3,500 structural repair.

AfterReplacement Cost & What’s Included

Here’s what we quote in San Jose, in writing, before any work starts:
- Therma-Tru threshold replacement: $180 – $420 installed, including the OEM part, sill pan inspection, and re-sealing.
- Paver re-leveling and re-bedding around the entry: $45 – $70 per square foot, depending on base depth and paver type.
- Full paver driveway installation: $8,260 – $21,240 for a typical San Jose two-car driveway, per our published pricing.
- Paver patio installation: $4,130 – $12,980, same materials and base standards.
What drives the range on the driveway and patio side is the base depth required, access for equipment, and whether we’re salvaging existing pavers or laying new. On threshold work, the range is driven by series compatibility and whether the sill pan itself needs replacement. Every price we give includes the parts, labor, haul-away, and a written scope. No numbers move at the door. Every completed job carries the 365-Day Done Right Promise: if the work fails within a year, we come back and correct it at no charge.
DIY or Call Us?
A homeowner can safely do two things here: clear debris from the threshold weep holes and visually check whether pavers have settled below the sill line. That’s diagnostic. The moment you lift a paver, you’re into base compaction and drainage slope, which is where DIY work goes wrong. We’ve pulled up more than a few San Jose paver jobs where a homeowner re-bedded pavers on uncompacted base and the same settlement came back within eight months. Threshold replacement on a Therma-Tru door is even less forgiving: getting the sill pan graded correctly so water sheds away from the house requires removing the door slab and knowing how the original pan was installed.
That’s the line. If it’s a visual check or clearing a clogged weep hole, go ahead. If the pavers are moving or the threshold is leaking, call (669) 272-2637 and we’ll give you a number and a scope in writing before anything gets moved.
FAQs

A properly installed Therma-Tru threshold in San Jose’s climate typically lasts 12 to 18 years before the sweep channel wears or the sill pan needs attention. The variable is water exposure: south-facing entries and doors with no overhang take more UV and rain directly, which shortens the lifespan on the seal and sweep. Call (669) 272-2637 if you’re seeing any of the failure signs above.
Minor sweep wear and re-caulking can be handled as a repair, usually under $150. If the threshold itself is cracked, the weep holes are deformed, or the sill pan is holding water, replacement is the honest fix. We won’t patch something that’s going to leak again in a season.
A threshold replacement on a Therma-Tru door takes one day on site, including removing the door slab, replacing the threshold, re-hanging, and sealing. Paver re-bedding around the door landing is another day. We schedule both at once when possible.
We keep common Therma-Tru threshold profiles and sweeps on the truck, and our supplier in San Jose carries the full series line within two days for anything unusual. Pavers, base material, and edge restraints are in stock at our local supplier year-round.
Straight number, written scope, done when we said done. That’s how Curtis Lane and the crew at Bradford Remodeling Co San Jose run every job, including the unglamorous ones like a threshold that’s been leaking for two winters. Call (669) 272-2637 for a free estimate. Someone will answer.
