Schluter Bathroom Remodeling: The San Jose Owner’s Guide
A full Schluter-system bathroom remodel in San Jose typically runs $10,620 to $33,040 installed, depending on shower footprint, substrate condition, and whether we’re converting a tub or rebuilding from the studs. The good news: Schluter waterproofing is modular, so when one component fails – a cracked KERDI drain grate, a torn KERDI-BAND seam – we can usually repair or replace that part without gutting the whole bathroom. Most San Jose homeowners discover a Schluter part has failed when they notice water staining on the ceiling below, loose tiles at the shower pan, or efflorescence weeping through grout lines.
The failure pattern we see most often in San Jose homes, particularly the 1950s and 60s ranch builds in Willow Glen and Cambrian, isn’t the Schluter membrane itself. It’s the substrate underneath. Older mud-pan showers get retrofitted with Schluter systems on top of framing that’s already settled, and when the floor deflects, the bonded waterproofing pulls at the seams. The Schluter part fails because the structure beneath it moved. That’s the diagnosis we start with before touching a single tile.
Which Schluter Models This Applies To

Bradford Remodeling works with the full Schluter-KERDI line: KERDI-BOARD panels, KERDI membrane and band, KERDI-DRAIN assemblies, KERDI-SHOWER trays and curbs, DITRA and DITRA-HEAT uncoupling mats, and the KERDI-LINE linear drain. If you’ve got a Schluter product in a San Jose bathroom built in the last 15 years, it’s almost certainly one of these. The compatibility gotcha most owners run into is drain body sizing. The KERDI-DRAIN comes in two connection geometries – a 2-inch no-hub outlet and a stainless steel bonding flange with integrated height adjustment – and they are not interchangeable with a standard clamping drain. If a previous contractor set a Schluter drain over an old three-piece Oatey drain without the proper bonding collar, the seal will fail at the flange, not the grate. That’s a $1,900 to $3,500 repair in San Jose, depending on access.
For identification, look under the shower grate (you’ll need a small flathead to lift it) or check the curb face for the KERDI branding printed on the membrane. Board panels have the logo embossed every 12 inches. We stock KERDI-BAND in 5-inch and 7.5-inch rolls, KERDI-FIX sealant, and standard KERDI-DRAIN grate assemblies on the truck. Oddball sizes – 48-inch linear drains, corner benches, niche boxes – get ordered from our San Jose supplier, usually in two to three business days. We are an independent service provider and not affiliated with Schluter Systems. We install their products because they’re spec’d clearly and the warranty documentation gives homeowners a paper trail to hold manufacturers to, which matches how we run our own jobs.

Signs Your Schluter Bathroom Remodeling Is Failing
- Efflorescence or mineral staining at the shower pan perimeter. Water is wicking up the KERDI seam or the membrane has delaminated from the substrate. In San Jose’s hard water, you’ll see a white chalk line at the tile-to-pan transition long before you see a leak.
- Loose or hollow-sounding floor tiles inside the shower footprint. The tile assembly has debonded from the KERDI membrane, usually because thinset was mixed too dry during the original install or the substrate flexed. The Schluter waterproofing may still be intact but the tile layer is compromised, which opens a path for water to pool and find the next seam.
- Water staining on the ceiling or wall cavity below or behind the shower. By the time you see this in a San Jose two-story or a home with a crawlspace, the leak has been running for weeks. The typical source: a KERDI-BAND corner seal that was mortared without proper overlap (Schluter requires a minimum 2-inch overlap at all seams) or a drain assembly that settled.
- A persistent musty odor with no visible leak. Microbial growth inside the substrate tells us water is trapped between the membrane and the framing. This is the silent one. The shower looks fine from the outside; the KERDI is holding water in the wall cavity instead of letting it drain to the weep holes.
- Cracked grout at the floor-to-wall transition. Schluter systems can accept a movement joint here, but most original installers grout it solid. When the pan shifts, the grout cracks, and water finds the seam behind it. This is a repair, not a remodel, in about 60 percent of San Jose cases we see.
Replacement Cost & What’s Included

Here’s where San Jose Schluter work actually lands, by scope:
- Drain grate replacement only: $470 to $1,200. We remove the old grate, assess the bonding flange, replace the grate and trim, and re-seal with KERDI-FIX. About two hours on site.
- KERDI seam or band repair at the pan perimeter: $1,900 to $4,700. This means removing the bottom course of tile, replacing the KERDI-BAND with proper overlap, flood-testing per Schluter’s 24-hour protocol, and re-tiling. We hold the tile in our shop; you don’t call a third trade.
- Full shower rebuild with Schluter waterproofing: $5,310 to $14,160 for a standard 3×5 walk-in. That’s demo to the studs, new substrate, KERDI board and pan, drain, tile, grout, and silicone at the changes of plane. Includes flood test documentation.
- Complete Schluter bathroom remodel (shower, flooring, vanity, fixtures): $10,620 to $33,040 in San Jose, with the spread driven by tile selection, whether we’re moving plumbing, and fixture grade.
Every price is written before work starts, with the scope itemized. No change orders unless you change the scope. The work is covered by the 365-Day Done Right Promise: if any Schluter-compatible installation we do fails within one year of completion, we come back and correct it at no charge. Period. That’s the standard Curtis Lane has run Bradford Remodeling on since day one. Straight number, written scope, done when we said done.

Some things a San Jose homeowner can handle: tightening a loose drain grate set screw with the proper hex key, re-caulking the silicone at the shower door track, checking for visible cracks in the curb face. That’s real maintenance and it keeps small Schluter components from becoming big repairs. What we’d caution against is any repair that involves removing tile to access KERDI seams, mixing and floating a new mortar bed, or cutting into KERDI-BOARD to repair plumbing. Waterproofing is a system. You fix one seam incorrectly and the failure just moves 12 inches down the wall. We also don’t recommend any owner remove a bonded Schluter drain assembly without cutting around it first – pull the wrong way and you crack the flange, which turns a $500 grate fix into a $3,000 pan rebuild.

FAQs

A Schluter waterproofing system, when installed over a properly prepared substrate, carries a 10-year manufacturer’s warranty and in practice we see 20 to 25 years of service life in San Jose homes. The variables are water quality (our hard water deposits minerals at the weep holes if the drain isn’t maintained) and substrate movement during seismic events. If the framing shifts, the membrane doesn’t fail – the bonds at the seams do.
Yes, in most cases. A torn KERDI-BAND seam at the pan perimeter can be peeled back and re-lapped with new band and KERDI-FIX, but only if the surrounding membrane is sound. A cracked KERDI-DRAIN grate is a part swap. What cannot be repaired is a membrane that has debonded over a large area – once the adhesive bond between fleece and thinset is broken across more than a few square feet, the section gets cut out and new KERDI is applied with a minimum 2-inch overlap. Call (669) 272-2637 for an exact diagnosis and written quote – estimates are free.
A drain grate swap is a two-hour visit. A KERDI seam repair with re-tiling runs two to three days, including Schluter’s 24-hour flood test. A full shower rebuild takes five to seven working days. A complete Schluter bathroom remodel in San Jose runs two to four weeks, depending on plumbing rough-in changes and tile selection. Before we start, you get a written schedule with the scope, and we don’t schedule a punch-list walk before noon unless you ask us to.
We do. KERDI-BAND in both widths, KERDI-FIX sealant, standard drain grates and trim rings, shower pan tray sections, and the Schluter edge profiles we use most (SCHIENE, RONDEC, and QUADEC in common finishes) are on every Bradford truck in San Jose. Linear drain bodies, 48-inch trays, and specialty benches come from our supplier within a few days. We also stock coordinating hardware for KraftMaid and Wellborn vanities and Cambria and Silestone thresholds, so a Schluter repair doesn’t leave you hunting for a matching finish profile.
