Sakrete Home Additions & ADU: The San Jose Owner’s Guide

If you’re planning a home addition or ADU with Sakrete concrete products already on site, you’re looking at an installed cost between $53,100 and $153,400 in San Jose, with ADU construction running $106,200 to $259,600 depending on scope. We keep Sakrete-compatible mixes, sealers, and repair products stocked and ready, and our crews are on San Jose job sites weekly. Most homeowners call us after a first pour or footing inspection reveals a mix problem, a cure issue, or a failed patch that’s holding up framing.

The typical discovery moment goes like this: you bought Sakrete bags for a footing, a stem wall, or an ADU slab. The concrete went in, looked fine for a few weeks, then hairline cracks started running through the surface. Or the city inspector flagged the compressive strength because the mix was under-cured, or the water ratio was wrong. Either way, you need a straight answer about whether it’s reparable or needs removal. That’s what this page covers.

Which Sakrete Products This Applies To

A wide opening with a new beam where the kitchen wall was removed

We work with the full Sakrete line as it applies to San Jose residential additions and ADUs: High-Strength Concrete Mix (the 4000 and 5000 PSI bags), Fast-Setting Concrete Mix, Top’n Bond for patch work, and the Flo-Coat and Cure’n Seal lines for finishing. The key identification point is the printed PSI rating on the bag and the bag size, typically 50 or 80 pounds for most residential pours.

One compatibility gotcha we see in San Jose regularly: homeowners buy High-Strength mix for a footing that actually needs a mix with more flex, or they use Fast-Setting mix for a slab where the city’s structural spec calls for a standard-cure product. Fast-Setting concrete gains strength quickly but doesn’t reach the same long-term compressive strength as a slow-cure 4000 PSI mix. If your plans call for 3000 PSI minimum and you poured a fast-set, it’ll pass the first day and fail at 28 days. We verify the bag spec against your structural drawings before recommending any replacement or repair path.

For the OEM-versus-aftermarket question: Sakrete doesn’t sell “parts” in the mechanical sense, but the compatible materials, sealers, and repair compounds matter. We use genuine Sakrete for mix matching and Sakrete’s own cure-and-seal products where a surface finish needs to match. For caulks, expansion joint materials, and bonding adhesives used alongside Sakrete concrete, we stock quality equivalents that meet or exceed the same ASTM specs at a better per-unit cost. We’ll show you the spec sheet either way.

Signs Your Sakrete Home Addition or ADU Foundation Is Failing

  • Hairline cracking within 90 days of pour. Usually means the mix lost moisture too fast during cure. San Jose’s dry summer heat pulls water out of fresh concrete quickly, and if the slab wasn’t wet-cured or covered, surface cracking is the result. It doesn’t always mean structural failure, but it needs evaluation before framing goes on top.
  • Spalling or surface flaking. This is typically from a bad water-to-mix ratio at the time of pour, or from using a mix rated below what the soil and load require. We see it most on ADU slabs in the Alum Rock area where clay soil expands and contracts through the season.
  • Cracking at corners and reentrant angles. Concrete shrinks as it cures, and square inside corners concentrate that stress. This is a control-joint problem, not always a mix problem. If joints weren’t cut within 24 hours of the pour, the slab finds its own relief cracks.
  • Efflorescence, the white powdery residue. This looks worse than it is. It’s mineral salts leaching through as moisture moves through the slab. It tells us the slab is retaining water, which matters in San Jose’s winter wet season when a damp slab under framing becomes a mold source.
  • Soft or sandy surface after cure. If you can scrape the surface with a screwdriver, the mix was likely over-watered or frozen during cure. This is a fail and needs removal. No sealer fixes a slab that never achieved its rated PSI.

Replacement Cost & What’s Included

A single-story rear room addition with tall windows and a new patio

For a home addition in San Jose, plan on $53,100 to $153,400, and for an ADU, budget $106,200 to $259,600. That’s all-in: demolition and haul-off of failed concrete, site prep, new Sakrete or equivalent mix matched to your structural spec, proper cure time and protection, and finish work to match existing surfaces. For smaller patch and repair scopes, we price per square foot and per bag, and you get a written line-item quote before we start, same as every Bradford Remodeling Co San Jose job.

What drives the range is access, site grade, whether the existing slab is post-tension or standard, and whether your San Jose permits are still open. A garage-conversion ADU with poor access runs on the higher end because we’re moving material by hand, not machine. A single-room addition with a simple footing pours on the lower end. Every quote includes labor, material, and the written 365-Day Done Right Promise from The Garrison Standard.

DIY or Call Us?

We’re not the kind of contractor who tells you DIY is never an option. For small Sakrete patch jobs, a 50-pound bag of Top’n Bond and a stiff-bristle broom is a reasonable Saturday project. You can also safely check your existing slab by tapping it with a hammer and looking for hollow spots, or by doing a simple water-absorption test to see if you’ve got a cure problem.

What we don’t recommend is pouring structural footings, stem walls, or ADU slabs yourself. San Jose building code requires mix documentation, proper rebar placement, and cure inspection. If the concrete fails after framing, the cost to demo and re-pour runs into the tens of thousands, and your permit can hang open indefinitely. The failure you can’t see (a bad mix or an uncut control joint) is exactly the one that costs the most to fix later. If you’re in doubt about a slab that’s already poured, call (669) 272-2637 and we’ll tell you straight whether it’s salvageable before you spend another dollar on framing.

FAQs

How long should Sakrete concrete last on a San Jose home addition or ADU?

A properly mixed, properly cured Sakrete slab in San Jose should last 50 years or more. The failures we see at years 1 through 5 are almost always mix, water, or cure problems, not product defects. The bag mix itself is consistent; what varies is who poured it and how it cured.

Can a cracked Sakrete slab be repaired instead of replaced?

It depends on whether the crack is structural or cosmetic. Hairline shrinkage cracks can be sealed and monitored. Cracks wider than a quarter inch that continue to grow, or any crack with vertical displacement on one side, usually means the subgrade failed or the mix never hit its PSI rating. We’ll tell you which one you have before recommending any repair.

How long does a Sakrete foundation replacement take?

For a standard ADU slab replacement in San Jose, we typically finish demo, re-pour, and cure protection in 5 to 7 working days, plus 7 days of cure time before framing can start. Your permit schedule and weather will adjust that, but we’ll give you a written timeline up front.

Do you stock Sakrete products on the truck?

We stock the common Sakrete mixes, patch compounds, and sealers on our San Jose trucks, including High-Strength 4000 PSI, Fast-Setting, Top’n Bond, and Cure’n Seal. For specialized or high-volume pours, we order direct and it arrives on site before the pour date. You’ll never pay for material that isn’t actually on your job.

Will the price change once work starts?

No. The written price you get before we start is the price you pay, per The Garrison Standard. If we uncover something unexpected during demo, like unmarked utilities or a subgrade that needs more compaction, we stop, document it, and give you a written change order for approval before we proceed. No surprise invoices, ever.
