GAF Bathroom Remodeling: The San Jose Owner’s Guide
GAF bathroom remodeling in San Jose typically runs $10,620 to $33,040 for a full bath overhaul, and we stock the GAF-compatible substrates, waterproofing membranes, and ventilation components on our trucks for same-week starts. If you’re reading this, chances are you’ve got a GAF product that failed: a cracked shower pan, a leaking membrane behind the tile, or a bath fan that stopped pulling moisture and left your ceiling sweating. We replace or rebuild the GAF component and the surrounding structure so the fix holds.
Here’s the reality in San Jose: GAF makes solid products, especially their roofing underlayments and waterproofing systems. But when a GAF component fails inside a bathroom, the problem is rarely just the part. It’s what that part was protecting. By the time you see the stain, the substrate behind it has usually been wet for months. We fix both.
Which GAF Models This Applies To

GAF’s bathroom-relevant lineup centers on their Deck-Armor and StormGuard underlayments, plus the GAF EverGuard PVC membranes that some San Jose contractors spec for wet-room waterproofing. If you have a GAF shower pan liner or a GAF waterproofing membrane behind tile, the compatibility question matters: EverGuard is a PVC product, and it bonds correctly only with PVC-compatible primers and adhesives. Mixing it with asphalt-based compounds or EPDM adhesives will cause delamination within a season or two. That’s a compatibility gotcha we see on a lot of older San Jose remodels where the original installer grabbed whatever adhesive was on the shelf.
How to identify what you have: check the exposed membrane edges near the drain assembly or under the escutcheon plate. GAF prints the product name and gauge directly on the membrane. EverGuard typically runs 60 or 80 mil thickness. If you can’t find a label, take a clean cut sample and smell it. PVC has a distinct chemical sharpness; asphalt products smell like road tar. Once we know what’s there, we match the replacement or upgrade accordingly. Aftermarket equivalents exist, but for waterproofing we only install OEM GAF or a manufacturer-specified equivalent with matching adhesives. This is not the place to save $40 on a membrane that sits behind $6,000 of tile.
For the record: Bradford Remodeling Co San Jose is an independent contractor. We install and service GAF products, but we are not affiliated with GAF. We work with their materials because the specs are published, the warranties are real, and our crews know exactly how they behave on a California bath remodel.

Signs Your GAF Bathroom Remodeling Is Failing
- Musty smell that won’t quit, even after cleaning. That odor means moisture is trapped behind a surface. GAF membranes are designed to keep water out, but a failed seam or an improper drain connection lets water sit against the subfloor, and mold follows within weeks.
- Loose or cracked grout lines in a Shower Upgrade area. Grout isn’t waterproof. If your GAF membrane is compromised, water pushes through the thin-set and loosens tiles from behind. Cracks spread as the substrate swells and moves.
- Stained ceiling below the bathroom. This is the classic sign of a shower pan or membrane leak. In San Jose’s older two-story homes, you’ll see a copper-colored ring spreading on the garage ceiling or the downstairs drywall. That ring is water wicking through the subfloor, and it means the GAF liner has a breach.
- Soft spots on the bathroom floor around the tub or shower. If the floor flexes or feels spongy near the bath, the substrate underneath is saturated. Plywood and OSB lose structural integrity once they stay wet. Push on it. If it moves, call before it becomes a bigger job.
- Tile walls that sound hollow when tapped. A properly bonded tile sounds solid and dull. Hollow sounds mean the mortar bed is losing bond, usually because moisture is breaking down the thin-set between tile and membrane. Once tiles start falling, the waterproofing beneath has already failed.

AfterReplacement Cost & What’s Included

In San Jose, a GAF bathroom remodeling project typically lands between $10,620 and $33,040 depending on bathroom size, membrane square footage, and how much substrate replacement we’re doing. A small bath with a tub-to-shower conversion runs $4,130 to $11,800 when we’re rebuilding the pan and walls. A full gut-out of a master bath with new GAF waterproofing, tile, fixtures, and substrate runs toward the top of that range.
What drives the spread is the hidden damage. If the leak has been running for six months, your subfloor and framing are wet. We don’t tile over wet wood, period. A square of rotted subfloor in a San Jose ranch home means cutting out and replacing that section, and that’s real lumber and real labor. We give you a written price before any work starts, and that number is the number. No change-order surprises, no reprice at the door. Parts, labor, and material warranty are all line-itemed in the written scope. And every completed project carries our 365-Day Done Right Promise: if the work fails inside that year, we return and make it right at no charge.
DIY or Call Us?
If you suspect a GAF membrane failure, there are things you can check safely. Look for visible beads of water inside the shower valve access panel. Check the caulk line where the wall meets the tub deck. Run the shower and watch the seams. If you see water pooling or streaming where the wall tile meets the pan, that’s a surface-level issue you can recaulk for under $10 and buy yourself time.
But here’s where DIY goes wrong: pulling tile to “take a look” at the GAF membrane underneath. Once you break the tile plane, you’ve opened the waterproofing envelope, and now the leak is worse than it was before you touched it. Rebuilding a GAF membrane means stripping to the studs, squaring the framing, hanging backer board per spec, and lapping the membrane up the walls a minimum of 12 inches above the pan line. That’s not a weekend project, and a failed seam leaks just as badly as the old one. Call us at (669) 272-2637. We’ll assess the damage, give you a straight number in writing, and tell you honestly whether you need a full rebuild or a targeted repair.
FAQs

A properly installed GAF EverGuard membrane lasts 25 to 30 years in San Jose’s climate, which is about as long as the tile assembly itself. What shortens that lifespan is water chemistry. San Jose has hard water, and mineral deposits at the drain line can eventually cause the membrane to pull away from the drain clamp if the initial seal wasn’t tight. We inspect the drain assembly on every remodel because that’s where GAF membranes fail first. Call (669) 272-2637 for an inspection and an exact quote. Estimates are free.
Yes, if the leak is at the drain clamp or a single seam within the first foot of the pan, a targeted repair can work. We cut back the tile, patch in a new section of GAF membrane with the correct PVC adhesive, and retile that section. But if the leak has run long enough to saturate the subfloor, a patch won’t hold. We tell you which situation you’re in before we touch a tile, and the written estimate covers the path we agree on. Call (669) 272-2637 to set up an assessment.
A standard San Jose bath remodel with GAF waterproofing takes 2 to 3 weeks from demo to final grout. The GAF membrane installation itself is a two-day process: one to prep the substrate and hang the membrane, one to flood-test the pan before any tile goes down. We don’t cut that step because a pan that holds water for 24 hours is a pan that won’t leak on year three. Your written scope includes the flood-test log and the exact completion date, straight from Curtis Lane’s project plan.
We stock GAF EverGuard membrane in 60 and 80 mil, PVC primers and adhesives, drain clamps, and preformed corners on every San Jose bath job. We also carry KraftMaid, Cambria, and Silestone materials for the finish work when the remodel includes a new vanity or countertop. If you need a specific GAF product we don’t have on hand, our San Jose supplier runs next-day. Call (669) 272-2637 and we’ll confirm availability before you book.
