Delta Fence Installation: The San Jose Owner’s Guide
Delta fence installation in San Jose typically runs $4,130 to $10,620 for a complete vinyl fence system, including posts, panels, rails, and hardware. We stock Delta-compatible fence components on our trucks and can usually match your existing line same-day once we confirm the series and profile. Most San Jose homeowners call us after a gate sags past the latch, a post leans after winter rain, or a panel cracks when the clay soil shifts underneath it.
The failure almost always traces to what’s underground, not the vinyl itself. Delta fence panels hold up well in California sun. The posts are another story when they’re set shallow in San Jose’s expansive clay, which swells in wet winters and contracts hard through summer drought. That movement works posts loose, throws gates out of square, and splits bottom rails under the stress.
Which Delta Models This Applies To

Delta fence systems break out by series, and the hardware does not always cross between them. The most common lines we service across San Jose are the Hanover, Westbrook, and Grand Haven profiles. Each has a different post-wall thickness and rail channel depth, which means a Westbrook bottom rail will not seat cleanly into a Hanover post without shimming or field modification, and we don’t do field modifications that void the manufacturer’s fit.
To identify your line, look for the embossed part number on the inside face of a post cap or the underside of a bottom rail. It’s usually a two- or three-letter prefix followed by a four-digit sequence. If the embossing has weathered off, measure the post face: Hanover posts run a true 5 inches, Westbrook closer to 5.25, and Grand Haven sits at 4.75. That measurement alone gets us to the right parts shelf without guesswork. We install OEM Delta components when the line is still in production. On discontinued profiles, we carry a short list of aftermarket equivalents that match the profile within 1/16 inch, and we will tell you plainly if a profile can’t be matched cleanly. Bradford Remodeling Co San Jose is an independent contractor; we are not a Delta dealer or affiliate.

Signs Your Delta Fence Installation Is Failing
- Gate drags on the latch side. The post has moved out of plumb, usually from soil heave. The gate hardware is fine; the footing under the post is not. Rehanging the gate without resetting the post buys you about one season in San Jose clay.
- Bottom rail cracked mid-span. This is a classic expansive-soil signature. The panel can’t flex with the ground, so the rail takes the stress. A cracked bottom rail means the adjacent posts have moved independently and pulled the section into tension.
- Post leans at the base with visible gap at the concrete. Water has channeled down the post and eroded the footing, or the footing was poured too shallow from the start. San Jose’s winter rains punish anything set less than 24 inches in clay.
- Vinyl chalked and brittle at the top of panels. UV exposure eventually degrades the outer layer. Brittle vinyl won’t hold a rail lock and gets dangerous when it shatters under pressure. This one is age and sun, and the fix is replacement rather than repair.
- Pickets rattle inside the channel. The internal ribbing has worn or the channel tolerance has opened up. It’s more than noise: loose pickets let wind load flex the whole section, which accelerates rail fatigue.

AfterReplacement Cost & What’s Included

Full Delta fence installation in San Jose runs $4,130 to $10,620 depending on linear footage, post spacing, gate count, and whether we’re pulling old footings. A typical 60-foot run with one gate and standard 6-foot spacing lands around $6,800. You’ll get a written line-item price before any work starts, and that number does not move at the door.
Here’s what the range covers:
- Partial panel replacement (1-3 sections): $590 to $1,770, including rail locks, post caps, and picket matching.
- Post reset with new concrete footing at 30+ inch depth: $295 to $590 per post. This is the real fix for clay movement, and it’s the step that keeps a new panel from cracking next winter.
- Single gate replacement with frame and hardware: $470 to $1,180, depending on width and whether the post needs resetting.
- Full run removal and new installation: $4,130 to $10,620, including haul-away, new posts, panels, rails, and all hardware.
Every Delta fence installation we complete in San Jose carries the 365-Day Done Right Promise: if the work fails inside that full year, Bradford Remodeling returns and corrects it at no charge. The concrete cures, the clay moves, and if a post shifts because we set it wrong, that’s our call to fix, not yours to chase.
DIY or Call Us?
You can safely check a few things yourself: confirm the part number on the post cap, measure the post face, and note whether the gate sags with the latch engaged. You can also pull back mulch or soil at the post base and look for standing water. What you should not do is jack out a leaning post and try to reset it without removing the adjacent panels first. Vinyl fence under tension snaps back hard when released, and a panel coming loose at chest height is a hospital trip.
If the posts have moved more than an inch off plumb, or if you see a bottom rail cracked on both ends, call us at (669) 272-2637. We’ll send a background-checked technician in uniform, measure everything on-site, and hand you a written price before any digging starts.
FAQs

A properly installed Delta vinyl fence lasts 20 to 25 years in San Jose’s climate, with the caveat that post footings are the lifespan limiter. Panels outlive posts. If the posts were set at 24 inches or shallower in clay, expect movement within 5 to 7 years regardless of the vinyl’s condition. Call (669) 272-2637 for a footing inspection before you replace panels on an older line.
No. Vinyl panels are extruded as a single profile, and once the material cracks through, no adhesive or patch restores structural load capacity. A surface scuff can be left alone; a through-crack in a rail or panel means replacement. The good news is a single-section swap is usually under $700 installed, depending on the series match.
Most residential Delta fence replacements in San Jose take one to two days, including pulling old posts, drilling new footings, setting concrete, and hanging panels. If we’re resetting only a few posts or swapping a gate, that’s a half-day job. Concrete cures to load-bearing strength within 24 hours, so the fence is fully functional the next morning.
Yes. Our San Jose trucks carry Hanover, Westbrook, and Grand Haven replacement rails, pickets, post caps, rail locks, and gate frames. We also carry tapered shims and full-depth footing sleeves for clay-soil post work. If your profile is discontinued and we can’t match it within 1/16 inch, we’ll tell you on the spot and price the nearest clean replacement rather than forcing a bad fit.
If you’ve been living with a leaning post or a gate that won’t stay shut, call (669) 272-2637 for a free estimate. Straight number, written scope, done when we said done.
