Boral Windows & Doors: The San Jose Owner’s Guide

We stock and install Boral-compatible window sashes, door panels, hardware, weatherstripping, and frame components across San Jose. A typical Boral window or door part replacement runs $470 to $2,125 installed, with full unit replacement landing in the $5,310 to $17,700 range. Most owners discover a failed part the same way: a window that won’t lock, a door that drags against the threshold, or condensation fogging between panes that won’t clear.

Call (669) 272-2637

Boral shut its U.S. window and door manufacturing operations in 2021, which means original factory parts are getting harder to source. That’s the reality we work with every week. Owners in Almaden Valley, Willow Glen, and Cambrian call us because their builder-installed Boral units are now 10 to 20 years old, and the parts that fail first, gaskets, balances, latches, and weather seals, are no longer sitting on a shelf at the local supply house. What we do is match the original spec, not guess at it. We measure the extrusion profile, identify the hardware series, and source either the remaining OEM stock or a quality aftermarket equivalent that fits without modification.

Bradford Remodeling Co San Jose is an independent service provider. We are not affiliated with Boral. What we bring is a documented parts-matching process and a written price before any work starts, every time.

Which Boral Models This Applies To

In San Jose, the Boral windows and doors we see most are from the builder-series lines installed in tract housing between roughly 2004 and 2018, including the 4300 and 6300 series single-hung and sliding windows, plus the matching hinged patio doors. These units share a common frame extrusion dimension, but the hardware and sash balances changed between production years, and that’s where mis-matches happen.

Before you order anything, check the corner of the operable sash or the door edge for a white or silver label showing the series number, glass package code, and manufacture date. If the label is gone, measure the visible glass width and the overall sash height. A 4300-series sash will not accept a balance designed for the 6300, even if the dimensions are within an eighth of an inch. That single fact saves more San Jose homeowners from ordering the wrong part than any other we know.

The OEM-vs-aftermarket decision works like this: if the part is a latch, keeper, or weatherstrip, a quality aftermarket equivalent from a manufacturer like Truth Hardware or AmesburyTruth performs as well as the original, and it’s available now. If the part is the insulated glass unit itself, you want a local San Jose glass fabricator who can match the low-E coating and argon fill to the original spec. Going with a bare-bones aftermarket IGU without matching the coating changes how the window performs in the summer sun off the Santa Cruz Mountains. We handle both routes and put the source and spec on your written quote.

We also stock and install parts for KraftMaid, Cambria, and Silestone applications when window and door work overlaps with surrounding trim or surface repair.

Signs Your Boral Windows & Doors Is Failing

  • Window won’t stay up or slides hard. The block-and-tackle balance inside the side jamb has lost tension or a cord has snapped. When one balance goes, the second carries the full load and fails faster. This is the single most common Boral service call we run in San Jose.
  • Lock or latch won’t engage. The keeper on the frame has shifted, or the roller cam inside the lock has worn flat. Sometimes the sash has settled a few millimeters, and the lock misaligns. It’s a small part, but it gets flagged every time a home inspector walks an older San Jose resale.
  • Fog or moisture between the panes. The IGU seal has failed. In San Jose’s dry summers, you’ll see it as a haze that won’t wipe off; in wet winters, actual droplets form. Seal failure means the low-E glass package has lost its insulating charge. The fix is a replacement IGU, not a repair.
  • Draft or dust around the edges. The wool pile weatherstrip on sliding windows and doors has compressed. Boral’s original pile was effective, but it flattens permanently after about eight to ten years of sun exposure here. Replacing it restores the air seal without replacing the sash.
  • Door drags or won’t latch without lifting the handle. The adjustable hinge or the threshold cap has settled. In older San Jose homes with clay soil movement, we see this on patio doors that were perfectly square when installed.

Replacement Cost & What’s Included

A remodeled staircase with wood treads and a slim metal railing

Here’s what we charge in San Jose, in writing, before the first screw comes out:

  • Weatherstrip replacement (window or door): $470 – $825
  • Sash balance or lock/latch replacement: $470 – $1,180
  • Insulated glass unit replacement (per sash): $710 – $2,125
  • Full window replacement (Boral-compatible, per opening): $531 – $1,770 per window, with typical whole-home projects running $5,310 – $17,700

Every price includes the part, labor, removal and disposal of the failed component, and a written line-item scope. Where a full window replacement is the right call, the number also includes flashing, shimming, interior trim, and exterior caulking that meets current California building code. You’ll know what you’re paying before we touch the opening, and that number does not move at the door.

Everything we install is covered by our 365-Day Done Right Promise. If the part fails or the work doesn’t hold within one year, we return and correct it at no charge. That goes in writing with every job, alongside the parts and labor warranty from the manufacturer.

DIY or Call Us?

You can safely check a few things before you call: operate the window and note where it binds, look for a series label on the sash edge, and check whether the failure is on the window side or the frame side. That information speeds up the parts match and saves us a trip.

What you should not do is attempt a balance replacement on a compression-loaded spring system or force a misaligned door into a new position. The tensioned coil balance inside Boral’s extruded frames stores enough energy to break skin or crack a finger if released the wrong way, and door realignment that goes wrong leaves you with a sagging panel and a damaged sill. This is one area where the labor cost is cheaper than the injury. If the failure is a lock, a latch, or weatherstrip, that’s a straightforward fix any careful owner can handle with basic tools. Everything else, call (669) 272-2637 and we’ll have the right part matched before the crew rolls out.
