ActiveYards Windows & Doors: The San Jose Owner’s Guide

We install and service ActiveYards windows and doors throughout San Jose, and the typical installed replacement cost runs $5,310 to $17,700 depending on the unit type and opening size. Most single-unit swaps we schedule within the week, and we keep common ActiveYards hardware, rollers, and seal kits on the truck so a service call doesn’t turn into two visits.

How owners usually find us: a slider that suddenly drags, a French door that won’t latch clean, or a window crank that spins without moving the sash. ActiveYards builds a good product, but San Jose’s dry summers and cool, damp winters work on seals and rollers year after year. By the time a door needs a shoulder to close, the part has been failing for months. That’s the phone call we answer.

Which ActiveYards Models This Applies To

A built-in window seat in a bay window

ActiveYards manufactures sliding patio doors, French doors, and window lines under several series names, and we work on all of them. The label you need is on the edge of the door panel or the window frame: look for a small white or silver sticker with the series code and a manufacturing date. If that sticker is gone, we measure the panel thickness and the track profile to identify what you have.

The compatibility gotcha with ActiveYards is this: roller assemblies changed between production runs, and a roller from one series won’t always seat in another’s track, even when the panel dimensions match. Aftermarket rollers are available for most units, and we’ll use them when they’re spec-identical, but for hardware that carries real load, like French door hinges and multi-point lock mechanisms, we recommend ActiveYards OEM parts every time. The aftermarket price savings on a hinge set isn’t worth a door that sags again in eighteen months.

Signs Your ActiveYards Windows & Doors Is Failing

  • The door drags or catches when you slide it. Rollers are worn flat or the track has filled with grit. Continuing to force it wears the track itself, and that’s a bigger job than a roller swap.
  • The lock or latch line doesn’t engage without lifting the door. The panel has settled as rollers wore down, or the strike plate has shifted. Both are fixable, but only if caught before the lock mechanism twists under repeated forcing.
  • You feel a draft even when the unit is closed. Weatherstripping has compressed or the panel isn’t seating square in the frame. In San Jose, this shows up as a room that’s always five degrees off from the rest of the house.
  • The crank on a casement window spins but the sash doesn’t move. The operator gear has stripped, usually because the sash was fighting a warped frame or the track was never lubricated. This is a known wear point on any crank-operated window, ActiveYards included.
  • Condensation fogs between the panes. The seal on the insulated glass unit has failed. That’s a glass replacement, not a repair, and it will only get worse as moisture carries minerals between the panes and etches the glass.

Replacement Cost & What’s Included

A remodeled family room with new windows and a window seat

In San Jose, our ActiveYards window and door work falls in these installed ranges, and the price is a written number before we start:

  • Single window replacement: $5,310 – $17,700 installed, depending on size, glass package, and frame condition.
  • Sliding patio door replacement: typically in the upper half of that window range, with labor running higher because of the larger opening and track work.
  • Hardware-only repairs (rollers, locks, operators, weatherstripping): parts run $75 – $400 for most ActiveYards units, with labor billed at our hourly rate in half-hour increments.

The range is wide because a clean swap on a standard opening is a different job than a rotten sub-sill that has to be rebuilt before the new unit goes in. We give you a written line-item price: parts, labor, and any substrate or flashing work itemized. The work carries our 365-Day Done Right Promise, which means if the install or the part fails within a year, we come back and make it right at no charge, in writing.

DIY or Call Us?

You can safely check a few things yourself: clean the track, check the label for the series code, and see whether the panel is level. But once you’re past cleaning and diagnosis, ActiveYards windows and doors are systems with pinned hardware, tensioned balance mechanisms, and sealed assemblies. A roller swap looks simple until the panel comes out of the frame and the tensioned components unload on you.

Glass units, hinges, and operators are not jobs for a weekend attempt. We’ve been called to fix owner repairs that turned a $200 roller replacement into a full panel replacement because the old part was forced out and took the track with it. Straight number, written scope, done when we said done. If it’s beyond cleaning and diagnosis, call (669) 272-2637 and we’ll price it before any work starts.
