Kitchen Remodel in Willow Glen: From Closed-Off 90s Layout to Open Workhorse
Before
AfterThe original kitchen had a peninsula that boxed in the cook and blocked every sightline to the backyard. The wall between the kitchen and dining room wasn’t load-bearing, so we pulled it, relocated the range to an exterior wall, and ran a proper vent through the new hood. The homeowner chose KraftMaid shaker cabinets in a full-overlay door and Silestone quartz in a leathered finish. Result: one continuous room where two people can cook without trading elbows, plus a run of drawers deep enough for sheet pans.
Primary Bath Remodel in Rose Garden: Water-Damaged Subfloor Requiring a Full Gut
Before
AfterThe shower pan had been leaking long enough that the subfloor turned to mulch under the tile. We tore out everything down to the joists, replaced the damaged substrate with new plywood, and waterproofed the entire wet zone before any tile went down. The new layout is a curbless shower with a linear drain, a freestanding tub, and a double vanity topped with Caesarstone. Moen fixtures throughout, with a thermostatic valve so the shower temperature doesn’t spike when someone flushes a toilet in the same house.
Whole-Home Refresh in Evergreen: Three Rooms, One Consistent Standard
Before
AfterThis home had great bones but decades of layered repairs, each done by a different hand with a different standard. We pulled the carpet and laminate, leveled the subfloor where it had sagged, and laid new engineered hardwood through the main level. All interior doors and trim got replaced with pre-primed poplar, and the front entry got a Therma-Tru door with a rot-resistant frame. The Garrison Standard applies to the whole job, not just the visible parts: every rough-in inspection, every stud that got sistered, every drywall seam. The homeowner said the hallway finally stopped feeling like a funhouse mirror.
Structural Repair in Naglee Park: Cracked Foundation Wall and Sagging Floor Joists

The homeowner noticed the living room floor had a soft spot that kept getting softer. We opened the crawlspace and found a cracked foundation wall letting in moisture, plus two joists that had been notched badly by a past plumber. We reinforced the foundation with epoxy injection and steel brackets, sistered the damaged joists with new lumber, and replaced the rotted subfloor sections. This is the kind of job where a written scope matters: everything we found, we documented, priced, and got written approval on before touching it. No surprise change orders at the door.
Exterior Siding and Door Replacement in Cambrian: Dry Rot Behind Old Siding

What looked like a paint problem turned out to be dry rot working its way up from the sill plate. We pulled the old siding, replaced the damaged sheathing, wrapped the house properly, and installed James Hardie fiber cement siding with factory-matched color. The new Therma-Tru entry door replaced a hollow-core slab that had warped enough to show daylight. Manufacturer warranties are in the homeowner’s file, and so is our own written guarantee: if any of it fails within 365 days, we come back and fix it at no charge.
Laundry and Utility Room Retrofit in Almaden Valley: Moving Plumbing Without Moving Walls

The existing laundry setup sat in a hallway closet with no drain access and a dryer vent that ran fifteen feet through the attic. We moved the washer and dryer to an interior wall, ran new supply and drain lines through the crawlspace, and shortened the dryer vent to under six feet with rigid metal duct, which is the manufacturer spec for the dryer’s airflow. Custom cabinets went in above, sized to fit detergent bottles and a folding step stool. The whole room was done in two days, and the crew left the site clean enough that the homeowner’s kids did homework on the floor that same evening.
