Techo-Bloc Home Additions & ADU: The San Jose Owner’s Guide

A Techo-Bloc home addition or ADU project in San Jose typically runs $53,100 to $153,400 when we build it, and the number we quote you is the number you pay. That range reflects the full scope: foundation or slab work, framing, rough-in, Techo-Bloc hardscape tie-ins, finishes, and the signed written guarantee at close. If you’re calling us about this, you’re usually not looking for a single part. You’re looking at a failing patio, a settling paver base that’s pulling away from your foundation, or a slab that’s cracked and left water where it shouldn’t be. You want to know whether the Techo-Bloc surface can be saved while we add square footage around it, or whether the base has to come out before the addition goes up. Straight answer: in most San Jose yards we see, the Techo-Bloc itself is salvageable. The sub-base underneath is usually the problem.

Before you spend another dollar on a patch, know this. The paver itself almost never fails. The prep under it does. That’s the thing we fix first, and that’s what makes or breaks an addition that ties into existing Techo-Bloc work.

Which Techo-Bloc Models This Applies To

A wide opening with a new beam where the kitchen wall was removed

We work with the full Techo-Bloc residential hardscape line, but most San Jose homes we tie additions into use three series: Blu 60 slabs, Industria pavers, and Mista or Borealis wall stone. If you’ve got the original paperwork, the series name is on the invoice. If you don’t, flip a paver or slab over. Techo-Bloc molds its name into the back of most products, along with a mold number. That mold number matters when matching color, especially with older lots that have weathered in California sun for five or six years. A fresh paver from a current production run won’t match a 2018 lot exactly, even in the same color name.

Here’s the gotcha most homeowners hit. Techo-Bloc changes its dye formulations periodically. The color name stays the same. The tone shifts slightly. If your addition needs a seamless transition from old paver to new paver, we source the closest matching lot and we do a blended border so the eye doesn’t land on a hard line. Some contractors won’t do that. They’ll order the current color and let you live with the seam. We won’t leave a visible mismatch on a $100,000-plus addition.

On the wall stone side, Borealis and Mista get used heavily for planter walls and grade changes in San Jose’s hillside neighborhoods, especially up toward the east foothills. If your addition grading goes up against an existing Techo-Bloc retaining wall, that wall has to be evaluated for whether it can carry the new load. Some can. Some were built as decorative, not structural, and that’s a different conversation.

We’re an independent San Jose contractor, by the way. We install Techo-Bloc and tie our additions into it, but we’re not a Techo-Bloc dealer and we don’t speak for them. We buy what the job calls for, and we quote it in writing before anything gets ordered.

Signs Your Techo-Bloc Home Addition or ADU Is Failing

  • Pavers are sinking or rocking near the existing foundation. The base wasn’t compacted in lifts. Water got under it, or the builder skipped the geotextile fabric. When we tie an addition into it, that base has to be cut back and rebuilt before we pour or frame against it.
  • Water pools against the house after a San Jose winter rain. The slope is off, or the base settled. Either way, water means the sub-base is eroding, and an addition built on top of that will have the same problem in three years.
  • Vertical cracks in a Techo-Bloc retaining wall near the addition site. That wall is moving. If it’s within five feet of where you want to build, stop planning and get it looked at. We won’t frame an addition next to a moving wall.
  • Paver color is chalky and faded on the old section but you’re planning to match it. UV breaks down the pigment over time. Matching isn’t a one-call fix; it takes a physical sample and patience.
  • Edging along the pavers is pulling away or missing. When the plastic or aluminum edge restraint fails, pavers drift. That drift tells you the whole installation was done to minimum spec, and that never ages well in San Jose’s wet-dry cycles.

Replacement Cost & What’s Included

A garage converted into a guest room and home office

A full Techo-Bloc home addition or ADU in San Jose runs $53,100 to $153,400. That’s the range we quote against, and the spread is driven by square footage, foundation type, roof complexity, and how much existing hardscape has to come out and be rebuilt to make the addition sit right. If you’re on a flat lot with easy access, you’re closer to the low end. If you’re in the hills with engineered slopes and a retaining wall involved, you climb toward the high end.

The number includes the Techo-Bloc materials, the base rebuild, the addition construction, permits, and the cleanup. It does not include a moving goalpost. Every Bradford Remodeling job in San Jose comes with a written price before we start, not an estimate that drifts. When we say $121,000 for an ADU, that’s the contract number. If we find a bad sub-base during the dig, we stop and put the change on paper for your signature before we proceed. No surprise invoice at the finish.

Every completed project carries the 365-Day Done Right Promise. If anything in the work fails within a year, we return and correct it at no charge. That covers the addition, the Techo-Bloc tie-in, and the finish work.

DIY or Call Us?

If you want to know whether your Techo-Bloc surface can be saved, you can check the edges and the slope yourself. Walk the paver field after a good rain. Look for puddles that hang around more than 20 minutes. Check whether the edge restraint is visible or pulling up. That tells you something. What it doesn’t tell you is what’s happening three inches down, or what your existing base can carry.

Here’s where DIY goes wrong on this kind of project. A homeowner sees a settling patio, buys bags of paver sand, levels the top, and calls it fixed. The base is still compromised underneath. Two years later, the addition is framed and the patio outside the new door is sinking again. Now you’re paying for a demolition fix after construction instead of before it. We’d rather you call us before you spend money on top dressing. The call is free, and we’ll tell you straight whether your base is worth saving. (669) 272-2637.
