Tremron Roofing: The San Jose Owner’s Guide
We stock and install Tremron-compatible roofing parts across San Jose, with most roofing repairs priced between $470 and $2,125 for the work itself, and full roof replacements running $9,440 to $23,600 depending on square footage and the condition of the substrate underneath. Most Tremron homeowners don’t discover a parts problem until water starts showing up where it shouldn’t be – a ceiling stain in the hallway, damp insulation in the attic, or a soft spot near the roofline that wasn’t there last season. The typical path is a leak that gets noticed late, which means the failed part has already done damage beneath the surface by the time we’re called. That’s the reality with any roofing system, and Tremron’s product line is no exception: the visible symptom usually trails the actual failure by weeks.
We’re an independent San Jose contractor with Tremron part knowledge, not a factory-affiliated dealer. That matters because we have no incentive to push OEM parts over solid aftermarket equivalents – we match what your roof actually needs and what your budget can carry, and we put that in writing before any work starts.
Which Tremron Models This Applies To

Tremron’s roofing products in California run across several product families: concrete roof tile, clay tile profiles, and interlocking paver systems used on flat and low-slope roof decks. The compatibility question is not universal – a concrete tile from Tremron’s Valencia series won’t swap cleanly onto a roof built with their Coronado profile, even if both look close from the ground. The profile depth, the interlocking flange geometry, and the nail-hole placement are what matter, and getting any of those wrong means the “replacement” tile won’t seat flush against its neighbors.
The most reliable way to identify what you have: flip up one undamaged tile near the failing area and look at the underside. Tremron stamps a series code and production batch on most of their tile products, usually near the nose of the tile. Take three measurements while you’re up there: overall length, overall width, and the profile height at the tile’s thickest point. Those three numbers, plus the stamp if it’s legible, are usually enough to match the part correctly. If the stamp has weathered away – common on San Jose homes where 15-plus years of sun has bleached the underside – we match by profile and batch color, and we’ll bring a couple of close candidates to dry-fit before we commit.
For the OEM-versus-aftermarket decision: Tremron’s OEM parts carry their factory warranty and guarantee color match within the same production year. A quality aftermarket equivalent costs less and often holds up equally well from a structural standpoint, but the color match may drift, especially on roofs that have already seen a decade of California UV. For visible, street-facing roof sections, we recommend OEM. For the back slope nobody sees from the curb, a good aftermarket match is a sensible way to keep the job cost down. We’ll walk you through both options when we quote.

Signs Your Tremron Roofing Is Failing
- Visible tile cracks or spalling at the surface. Concrete and clay tiles expand and contract with San Jose’s hot days and cool nights. Over 15 to 20 years, that cycle causes micro-fractures that eventually open into visible cracks. Water gets in, sits against the underlayment, and the damage compounds.
- Granule-like debris in the gutters or at downspout outlets. If you’re seeing sandy grit accumulate in the gutters, the tile surface is eroding. This is most common on older Tremron concrete profiles where the top wear layer has begun to break down.
- Dark staining on the underside of the roof deck. This means water has already passed the tile and the underlayment. By the time the plywood or OSB shows staining, the leak has been active for weeks or months, not days.
- Displaced or “rocked” tiles after wind events. Tiles that have shifted out of their interlock but haven’t fallen are a live leak risk. Every rain before they’re reseated sends water under the entire course above and below them.
- Sagging roofline or visible dips between rafters. This is the late-stage signal that the substrate itself has softened. It’s not a tile problem anymore – it’s a structural repair, and it will cost more than a tile swap because the decking has to be replaced before new roofing goes on.

AfterReplacement Cost & What’s Included

In San Jose, spot repair of Tremron roofing – replacing a handful of cracked or displaced tiles, reseating a ridge line, or patching a small section of torn underlayment – runs $470 to $2,125. A full roof replacement with Tremron-compatible materials lands between $9,440 and $23,600, with the spread driven by roof square footage, pitch, whether the existing underlayment can stay or must be torn off, and the condition of the decking below. Tile roof repair specifically – matching, resetting, and re-fastening existing Tremron tile – typically falls between $710 and $2,950.
Every Bradford Remodeling quote includes parts, labor, fasteners, and disposal in one written number. No “materials will be billed separately” line at the bottom of the estimate. If we find hidden decking damage once tiles come off, the additional work is scoped as a written change document before we proceed – never a surprise at the invoice. The completed repair is covered by our 365-Day Done Right Promise: if the section we touched fails within a year of the close date, we return and correct it at no charge, parts and labor included.
DIY or Call Us?
What you can safely do: identify the failing area from the ground, check your gutters for tile grit, and take photos from multiple angles for your records. You can also check the attic on a rainy day to see exactly where water is entering – that information is genuinely useful to us when we scope the job.
What you should not do: walk a tile roof to inspect or replace tiles yourself. Tremron tile, like any concrete or clay roofing, is brittle under body weight, and walking the wrong line will crack more tiles than you fix. The slope adds fall risk; the broken tiles add laceration risk. If the work requires re-bedding ridge tiles or cutting new tile to fit, that’s a ladder-and-safety-harness job for a crew that does it regularly. We’re set up for it, and the written quote costs you nothing but a phone call to (669) 272-2637.
FAQs

Expect 25 to 40 years from Tremron concrete tile in San Jose’s climate, with the spread driven by roof orientation, tree cover, and whether the original install used the correct underlayment. The underlayment itself usually fails before the tile does – figure 20 to 25 years before the felt or synthetic layer needs replacement even if the tile above it has life left. Call (669) 272-2637 and we’ll give you an honest read on what’s worth repairing versus replacing on your specific roof.
Small hairline cracks can sometimes be sealed with a quality tile adhesive for a season or two, but any crack that lets water reach the underlayment should end with a replacement tile, not a patch. Patches fail at the bond line, usually within a year or two, and the repair costs more to do twice than once. For a straight answer on which route applies to your tile, call (669) 272-2637.
Most spot repairs and small section replacements are done in a single day, including cleanup and fastening checks on the surrounding course. A full roof replacement runs one to two weeks depending on roof size, pitch, and whether we’re re-decking sections of substrate. We’ll put the timeline in writing on the quote, and we finish when we said we’d finish – straight number, written scope, done when we said done.
We keep common Tremron tile profiles and standardized ridge pieces on our trucks for San Jose-area service calls, along with underlayment, flashing, and fasteners rated for California roof codes. If your specific profile isn’t on the truck, we source it through our local supplier network, typically within a day or two. Call (669) 272-2637 and describe what you’ve got – we’ll tell you up front whether we have it or how fast we can get it.
