ActiveYards Bathroom Remodeling: The San Jose Owner’s Guide
ActiveYards bathroom remodeling in San Jose typically runs $10,620 to $33,040, including parts, labor, and permit-ready documentation for most mid-size baths. We stock ActiveYards-compatible components on our trucks and can usually start the rough-in within a week of the written estimate. Most San Jose homeowners call us after discovering water damage behind a wall or a shower pan that won’t stop seeping into the subfloor, long after a lesser remodel should have been caught.
What we see most often in San Jose: the original ActiveYards install was done by a crew that cut corners on waterproofing, and now the tile is popping, grout is cracking, and the curb is saturated. By the time it smells, the substrate is gone. We fix that properly, which means pulling the old work down to the studs and rebuilding the entire waterproof envelope. No patch job, no silicone over rot, no “that’ll hold for another year.” A written price before anyone swings a hammer, and a one-year written guarantee on the completed remodel.
We are an independent San Jose remodeling contractor, not a division of ActiveYards or an authorized ActiveYards dealer. That independence matters: we’re not motivated to sell you ActiveYards-specific replacement trim when a better-built aftermarket equivalent costs less and lasts longer in California’s hard-water conditions.
Which ActiveYards Models This Applies To

ActiveYards produces several series of bathroom components under its modular building brand, an offshoot of the fencing and outdoor-structures line popular in the Southwest and West Coast. The bathroom line includes the WetRoom Series, the ModuBath Series, and the FlexPanel Series, each with different wall panel thicknesses, shower base dimensions, and corner-joint configurations.
Here’s the compatibility gotcha most San Jose owners run into: ActiveYards changed its wall panel interlock profile in 2021. Pre-2021 ModuBath panels use a tongue-and-groove snap with a 4mm seam gap; post-2021 panels use a deeper 7mm overlap that actually sheds water better. The two are not interchangeable. If you have a pre-2021 install, you cannot order a single replacement panel from current production and expect it to mate with your existing walls. You either need a NOS (new old stock) panel or a full panel swap. We check the printed batch code on the inside of the shower valve escutcheon or the underside of the curb before quoting anything.
For OEM vs aftermarket: ActiveYards OEM panels are fine, but their trim kits and shower bases are priced at a premium that doesn’t track with durability. In San Jose’s hard water (Hetch Hetchy supply, typically 100-180 ppm dissolved solids), we regularly see OEM chrome trim pitting within three years. A quality aftermarket brass-body trim with a PVD finish outlasts it at half the cost, and we’ll spec that in the written quote so you see exactly what we’re installing and why.
To identify your model: check the inside of the access panel for a white label with the series name. If the label is gone, measure the panel thickness – ModuBath is 6mm, WetRoom is 11mm, FlexPanel is 8mm and has a visible aluminum edge channel. Those measurements solve most identification questions on the first visit.

Signs Your ActiveYards Bathroom Remodeling Is Failing
- Grout cracking along the shower floor perimeter within 12 months. This means the base is flexing, usually because the subfloor wasn’t reinforced or the mortar bed was too thin. ActiveYards bases are fiberglass-reinforced acrylic; they need a solid, level bed underneath or they’ll hairline-crack at the drain throat.
- A sharp, sour smell near the shower curb or behind the vanity. Water is trapped in the wall cavity and the framing is starting to mold. In Willow Glen ranch homes especially, we find older double-wall construction that hides this until the damage is extensive.
- Wall panels pulling away from the studs at the seams. The panel adhesive has failed, usually because the original install skipped the specified 12-hour cure window. You’ll see daylight at the seam corners if you press gently on the panel face.
- Standing water on the bathroom floor after a shower. The curb or the door sweep has failed. ActiveYards curb kits rely on a compressible foam seal that breaks down in five to seven years of daily use; once it loses rebound, water walks right over it.
- A soft spot in the subfloor near the toilet flange or vanity plumbing. This is past a parts failure and into structural repair. The wax ring or the supply line has been leaking slowly, and the plywood is mush. We open that floor and sister in new framing before any finish work goes back.

AfterReplacement Cost & What’s Included

For a full ActiveYards-compatible bathroom remodel in San Jose, plan on $10,620 to $33,040. Here’s the breakdown as we write it in the estimate, line by line:
- Full demo and haul-off: $1,500 to $3,500 depending on tile square footage and whether there’s asbestos mastic (common in San Jose homes built before 1985; we test, we don’t guess).
- Waterproofing system (Schluter Kerdi or USG Durock membrane): $1,800 to $4,200 for walls, pan, and curb. This is the layer that actually keeps water out of your framing, and it’s non-negotiable in our price. We don’t do “green board and hope.”
- ActiveYards-compatible wall panels or tile: $2,500 to $9,000 depending on series compatibility and the retrofit work required for older panel profiles.
- Shower base or pan, drain, and valve trim: $1,400 to $4,800. We factor in the hard-water reality and spec brass-body valves.
- Finish work: vanity install, flooring, lighting, paint, trim: $3,420 to $11,540 depending on scope.
Every quote includes debris removal, daily site cleanup, and the 365-Day Done Right Promise in writing. If any part of the remodel fails within one year, we come back and fix it at no charge. That’s not a verbal promise; it’s a signed guarantee you get at close-out along with the documented scope. Curtis Lane has run Bradford Remodeling Co San Jose on this flat-rate pricing since the start. The price you sign is the price you pay.
DIY or Call Us?
Here’s what a homeowner can safely check before calling: run a bead of colored food dye around the shower floor and let it sit for 20 minutes. If the dye seeps toward the curb or under the wall panels, the waterproofing has failed and no amount of caulk will fix it. You can also press on each wall panel and check for flex; a properly installed ActiveYards system has zero movement.
What you should not attempt yourself: pulling panels, removing the shower base, or opening the floor around the toilet flange. The moment you break the waterproof membrane or disturb a structural subfloor, you’ve turned a $12,000 remodel into a $25,000 one by spreading the damage. We’ve corrected enough DIY tear-outs in San Jose to say it plainly: the waterproofing layer is the entire job. Do that wrong and you’ll rebuild your bathroom twice.

FAQs

A properly waterproofed ActiveYards-compatible remodel should last 20 to 25 years in San Jose’s climate, assuming you have a water softener handling the hard Hetch Hetchy supply and you don’t scrub the panels with abrasive cleaners. The 2021-and-newer panel interlock design extends this by reducing seam-wick failures that plagued earlier series. We cover the first year in full under the 365-Day Done Right Promise, and we spec materials that will get you to that 20-year mark, not just past our guarantee window.
If the leak is isolated to one seam and the substrate under that panel is dry and sound, yes, a panel-level repair is possible on current-production series. Post-2021 panels can be individually replaced because the interlock profile is consistent; pre-2021 panels typically require either a NOS match or a full wall swap. The honest answer depends on what we find when we open the wall, and that’s why our first visit is a diagnostic, not a sales call. Call (669) 272-2637 and we’ll tell you what you’re actually dealing with.
Most full ActiveYards-compatible bathroom remodels run 10 to 16 working days from demo to final walk-through. The two variables in San Jose are permit lead time from the city (usually 2 to 4 weeks for a simple remodel when we file) and what we find behind the walls once demo starts. We write a realistic schedule into the paperwork before we start, and when we’re done, the site is clean, the scope is documented, and the signed guarantee is in your hand.
We stock the common ActiveYards-compatible failure points on our trucks: curb seals, panel clips, valve cartridges, drain assemblies, and the flashing kits for corner seams. We also carry aftermarket brass-body trim and panel adhesive rated for wet-service installation. We order ActiveYards-series-matched panels direct when panel replacement is needed, and Curtis checks every order against your batch code before it leaves the shop. We also work regularly with KraftMaid, Cambria, and Silestone components for the finish side of the remodel.
