Boral Bathroom Remodeling: The San Jose Owner’s Guide

If you have a Boral bathroom surface that has failed or is failing, the typical full bathroom remodel in San Jose runs $10,620 to $33,040 installed, depending on scope and material condition. We stock Boral-compatible trims, substrates, and waterproofing materials on our trucks and can usually start within a week of the written estimate. Most homeowners in San Jose discover a Boral-related failure the hard way: a cracked shower pan, tile that has pulled away from a compromised substrate, or grout that stays dark and wet days after the last shower.

Bradford Remodeling Co San Jose is an independent remodeling contractor. We are not affiliated with Boral, but we work with their products often enough to know exactly where they fail and what it takes to fix them right. Curtis Lane has torn out enough Boral-backed shower walls in Willow Glen to tell you the same thing every time: the surface can look fine while the substrate behind it is gone.

Which Boral Models This Applies To

A walk-in shower with large-format tile and a built-in niche

Boral’s bathroom presence in San Jose homes typically falls into three categories: Boral tile backer board and underlayment, Boral solid-surface shower pans and wall panels, and Boral exterior trim that gets pulled into bathroom additions or window replacements. The compatibility question is rarely about a model number. It is about thickness, span rating, and what was installed behind the finish layer.

Check the edge of any exposed board or the back of a removed access panel. Boral backer board is usually stamped with a thickness: 1/4-inch, 1/2-inch, or 5/8-inch. A 1/2-inch board on a stud wall is standard in San Jose. The gotcha is span rating on floors. A 1/4-inch Boral underlayment over plywood is fine for tile, but if someone installed it over 24-inch joist spacing, it flexes and the tile cracks. That is a compatibility failure, not a material failure, and we see it in older ranch homes throughout Willow Glen and Cambrian.

On the OEM-versus-aftermarket decision: Boral’s own branded panels and pans are good products. But when a Boral shower pan has cracked, the better fix is often a Schluter or Wedi waterproofing system with a new tile bed, not a like-for-like replacement. We carry both approaches and will put the recommendation in writing before you spend a dollar.

Signs Your Boral Bathroom Remodeling Is Failing

  • Tile cracks running in a straight line across the floor. That pattern means the substrate below is flexing at a seam or joist. It is not a cosmetic issue. Water is already getting through.
  • Grout that stays dark after the shower has been dry for 24 hours. Water is being held in the substrate. In San Jose’s mild climate, you do not get the freeze-thaw cycles other regions do, but trapped moisture still rots wood and feeds mold.
  • A soft spot in the shower pan or floor. If the Boral underlayment has been wet for months, the board loses structural integrity. Stepping on it should not compress. If it does, the pan or bed has failed.
  • Caulk pulling away from the base of the tub or pan within a year of installation. That is movement. Either the pan was not set properly, or the subfloor was not prepped before the Boral layer went down.
  • Musty smell that returns within days of cleaning. This is the clearest sign that water is not drying out. In San Jose’s low-humidity summers, a properly built shower should dry completely in hours, not days.

Replacement Cost & What’s Included

A remodeled hall bathroom with subway tile and a floating vanity

A full Boral bathroom remodel in San Jose runs $10,620 to $33,040 installed. A smaller bathroom remodel, where the footprint stays the same and the plumbing does not move, lands between $5,900 and $14,160. A tub-to-shower conversion starts around $4,130 and goes to $11,800, depending on whether the Boral substrate needs full replacement.

What drives the spread is what we find behind the tile. If the Boral board is intact, the job is faster and the price lands on the lower end. If the board is waterlogged and the framing behind it has rot, that is tear-out, reframing, and re-waterproofing, which pushes toward the higher end. Every estimate from Bradford Remodeling is a written line-item price before work starts. We do not change the number at the door. The 365-Day Done Right Promise covers the finished work for a full year. If something fails inside that window, we return and correct it at no charge. That guarantee is in writing, signed, and in your hand at job close.

DIY or Call Us?

You can safely check the visible signs: run your hand along the tile for cracks, press on the pan, look at the grout color after a dry day. That tells you whether you have a problem. It does not tell you how deep it goes. Tearing out a Boral shower pan or backer board involves a utility knife or oscillating saw, but the real risk in San Jose homes is what is underneath: older galvanized supply lines, cast-iron drains, and sometimes asbestos in pre-1980s homes. Cut the wrong line or disturb the wrong material, and a $6,000 shower job becomes a $30,000 water and abatement job.

We have dug out enough Boral installations to know when a simple swap ends at the wall and when it does not. If you want a straight read on it, call (669) 272-2637. We will send a crew member out, look at it, and give you a written price. Straight number, written scope, done when we said done.
