GAF Roofing: The San Jose Owner’s Guide

We stock and install GAF-compatible roofing components across San Jose, with most residential roof repairs running between $470 and $2,125 depending on the failed part and how much decking or underlayment needs correction. If you’re looking at a full roof replacement, San Jose homeowners typically pay $9,440 to $23,600 for a GAF system installed by our crew. Most owners discover a problem the hard way: a water stain on the ceiling after the first real rain, a shingle in the yard after a wind event, or granules collecting in the gutter every time they clean it out. None of these start as emergencies, but all of them get worse the longer they sit.

The weather here does the damage before you ever see it. Hot, dry summers bake GAF shingles until the asphalt layer loses flexibility. Then the winter rains arrive, and water finds every cracked seal, every lifted edge. Curtis Lane sees the same pattern in Willow Glen and throughout San Jose: houses that look fine from the curb but have failing flashings and worn-out sealant strips at the ridge line. By the time a homeowner calls us, the small issue has usually become a bigger one.

Which GAF Models This Applies To

GAF builds several asphalt shingle lines, and each one has its own compatibility rules. We work with Timberline HDZ, Timberline UHDZ, Royal Sovereign, and the ArmorShield II line. The biggest gotcha we see in San Jose is homeowners mixing shingle generations: a Timberline HD roof patched with an older Timberline HDZ shingle looks close enough from the ground, but the nailing strip sits at a different height and the sealant line doesn’t match. It leaks within a season. When we match GAF product, we verify the shingle’s lot number and size, not just the color name. GAF shingles run 13¼ inches wide by 39⅜ inches long, with a 5⅝-inch exposure, and the nail line is marked on every shingle. If the old shingle doesn’t line up with those numbers, it’s the wrong generation.

For OEM versus aftermarket: GAF warranties tie to the full system, which means the shingles, the underlayment, the ridge caps, and the starter strips all need to be GAF product for the manufacturer’s warranty to hold. Aftermarket equivalents from third parties will work mechanically, but they void the GAF system warranty the moment they go on. We stock GAF Timberline HDZ and UHDZ in the most common San Jose colorways on the truck, along with GAF starter strips, Seal-A-Ridge caps, and Deck-Armor underlayment. If you’re not sure what’s on your roof, we can match it in one visit.

Signs Your GAF Roofing Is Failing

  • Granules in the gutter or at downspout outlets. GAF shingles shed granules as they age. A handful in the gutter is normal for an older roof; a visible line of bare asphalt on the shingles means the UV protective layer is gone and the shingle is near the end of its life.
  • Curling at the shingle corners or edges. San Jose’s temperature swings cause the asphalt to expand and contract. Once a corner lifts, wind gets under it, and the shingle eventually tears off at the nail line.
  • Water stains on the ceiling or around roof penetrations. Most leaks start at the flashing around vents, chimneys, or skylights, not in the open field of shingles. GAF systems leak at the intersections when the flashing sealant dries out and cracks.
  • Shingles in the yard after a storm. If nails are backing out, the shingles were either installed at the wrong nail height or driven at an angle. This is a GAF installation issue, not a product defect, and it needs correction before the next wind event.
  • Moss or lichen growth on the north-facing slope. Shaded roofs in San Jose neighborhoods with heavy tree cover hold moisture. Moss lifts shingle edges and traps water against the roof deck, which rots the decking underneath.

Replacement Cost & What’s Included

A dining nook with a built-in banquette

Roof repair in San Jose runs $470 to $2,125 depending on what’s failed. A single shingle replacement or a small flashing reseal sits at the low end. Replacing a section of roof decking, rebuilding a chimney flashing, or correcting a poorly installed valley pushes the cost toward the top of that range. A full GAF roof replacement on a typical San Jose home runs $9,440 to $23,600. The spread comes down to roof size, pitch, number of penetrations, how much old decking needs replacement, and whether we’re stripping an existing layer or going over a clean deck.

Every quote includes the parts, labor, disposal, and a written scope of work. We don’t give a number over the phone and show up with a different price at the door. The price we write down is the price you pay. And every repair or replacement carries our 365-Day Done Right Promise, which says in writing that if the work fails within one year, we come back and correct it at no charge. That guarantee sits on top of the GAF manufacturer’s warranty, not instead of it.

DIY or Call Us?

You can safely do a visual check from the ground: look for missing shingles, curling edges, visible bare spots where granules have worn away, and any debris sitting against flashing points. If you have a single loose shingle and you’re comfortable on a ladder, resealing it with the correct adhesive is manageable. But roof work at height is not where DIY saves money. The valley flashings, chimney saddles, and pipe boots are where GAF roofs actually fail, and those repairs require pulling up shingles, cutting in new flashing, and sealing in the right order with the right materials. One wrong step means the leak comes back, or a new one starts somewhere else.

If you’re in San Jose and you see any of the signs above, call us at (669) 272-2637. We’ll send a background-checked, uniformed technician to give you a written price before any work starts. Straight number, written scope, done when we said done.
