Toto Windows & Doors: The San Jose Owner’s Guide
We stock and install Toto-compatible window and door hardware and parts across San Jose, with most common replacements priced between $295 and $2,500 installed depending on the assembly. Typical turnaround is one to two days once we identify your Toto model and the exact part number. What brings most San Jose homeowners to this page is a door that won’t close square, a window sash that drops or sticks, or a lock set that’s gone sloppy – and what they usually need is a specific Toto hardware assembly, not a whole new unit.
Bradford Remodeling Co San Jose is an independent contractor. We are not affiliated with Toto, and we don’t pretend to be. We match parts by model number, spec sheet, and on-site measurement, then we install them under the same written guarantee we put on every job.
Which Toto Models This Applies To

Toto’s window and door lines vary in hardware spec depending on series and production year. The most common units we replace parts for in San Jose are Toto’s residential sliding and hinged door assemblies, plus their aluminum and vinyl window lines. The gotcha: Toto has used at least three different roller and track profiles across their sliding door series over the years, and a roller kit from a 2016 production unit will not seat correctly in a 2019 track. You have to check the stamped code on the door’s edge channel, not just the model name.
For window hardware, we look for the etched code on the lower corner of the sash or on the frame near the lock. If it’s worn off, we measure the sash channel width and the lock mounting screw spacing with calipers. Toto lock sets run either 3-15/16 inch or 5-1/8 inch on-center mounting, and getting that wrong means drilling new holes and a lopsided strike plate. We keep genuine Toto OEM assemblies on hand for the most common San Jose units and use quality aftermarket equivalents only where the OEM part is discontinued and the aftermarket piece carries equal or better wear rating. We tell you which one you’re getting before we cut a work order.

Signs Your Toto Windows & Doors Is Failing
- Door drags or skips across the track. A flat-spotted roller or a bent track channel is the usual cause. On Toto sliders, the trailing roller wears first because it carries more lateral load when the panel moves.
- Window makes a grinding sound when opening or closing. That’s the pivot bar or shoe losing its nylon coating. In San Jose’s dry, dusty summers, the grit that settles in the channel accelerates that wear, and a metal-on-metal grind is what you hear.
- Lock or latch no longer lines up with the strike plate. Once the door rollers lose height adjustability, the panel drops a few millimeters. That misalignment puts a live edge on the latch and wears the strike plate.
- Draft or heat loss along the top or bottom of the unit. On Toto windows, the weatherstrip is a double-fin gasket that hardens and shrinks after eight to ten Bay Area seasons. The seal looks fine until you check the corners, where it pulls back and leaves gaps.
- Sash stays up but won’t stay tilted for cleaning. The tilt latch spring or the balance shoe is shot. On some Toto series, those tilt latches are a one-piece plastic assembly that snaps when the sash is dropped even once at the wrong angle.

AfterReplacement Cost & What’s Included
| Part / Job | Installed Price Range (San Jose) |
|---|---|
| Sliding door roller assembly (per panel) | $295 – $825 |
| Door lock set and strike plate (Toto-compatible) | $240 – $710 |
| Window sash balance and tilt latch (per sash) | $210 – $590 |
| Full window replacement (Toto-compatible unit) | $5,310 – $17,700 |
| Door track and threshold rebuild | $710 – $2,500 |
The range comes down to part cost, access, and what else the failed part damaged on its way out. A roller that ground down for six months usually scarred the track too. A window that wouldn’t lock got forced, and the frame channel is bent. We price the part and the labor as one written number before any work starts. That’s The Garrison Standard: a line-item price on paper, in your hand, before a tool comes off the truck. No number moves at the door.
DIY or Call Us?
What you can safely do yourself: read the unit’s edge code or measure the lock screw spacing, clean the track with a dry brush (no lubricant – grease attracts the exact Bay Area grit that ruined your rollers), and identify whether the panel is off-level using a carpenter’s bubble level. What goes wrong for a homeowner: releasing a Toto sliding door panel requires lifting it out of a spring-loaded track, and that panel is heavy. A dropped panel bends the frame, breaks the glass, or both. Same with window sashes on some older Toto series – they carry a tensioned balance cable that can whip if it’s let go wrong. If the part involves a tensioned cable, a loaded spring, or glass you can’t safely carry with two hands, call us. Straight number, written scope, done when we said done. Call (669) 272-2637 and we’ll identify the part and give you the price.
FAQs

Rollers and balance assemblies on Toto units in San Jose typically last 8 to 12 years, with more wear in homes close to I-280 or I-880 where dust and road grit sit in the channels. Lock sets and weatherstrips generally go 10 to 15 years before they harden or lose alignment. If your unit is past that age and two parts are failing at once, a full replacement often makes more financial sense than chasing parts. Call (669) 272-2637 for an honest assessment.
Some Toto roller assemblies can be cleaned and re-lubed, but if the wheel is flat-spotted or the bearing is loose, repair isn’t worth it, and we won’t sell it. Tilt latches and plastic pivot bars are not repairable once the spring is snapped; they get replaced. Call (669) 272-2637 and we’ll tell you which side of that line you’re on.
Most Toto window and door hardware swaps take 30 to 90 minutes on site once the right part is in hand. If it’s a full unit replacement, expect one full day for one window or one door, including the clean site at the end. Estimates are free, and you’ll get a written line-item price before work starts.
We keep the common Toto roller kits, lock sets, and balance assemblies on the truck for San Jose service calls, along with compatible hardware from other brands we install like KraftMaid, Cambria, and Silestone. Oddball or discontinued Toto parts may take two to three business days to source, and we’ll tell you that before you commit. Call (669) 272-2637 and we’ll check what’s on the truck today.
