Wellborn Home Additions & ADU: The San Jose Owner’s Guide
If you have a Wellborn cabinetry or built-in component inside a home addition or ADU that’s beginning to fail, we can match and install the correct Wellborn-spec part, typically at an installed cost of $53,100 to $153,400 for the full addition scope, with cabinet-level parts and repairs priced separately below. Most San Jose homeowners discover the problem as a drawer face that no longer sits flush, a soft-close hinge that slams, or corner trim that’s pulled away from the wall after a season of our dry summers and wet winters. You’re not imagining it. Wellborn builds a solid cabinet, but the hardware and joinery inside an unventilated ADU take more abuse than anything in a climate-controlled main house.
Which Wellborn Models This Applies To

Wellborn’s lineup splits into three families, and the part you need depends on which family you have. The Estate Series uses full-overlay doors with a thicker, furniture-grade profile and ships with soft-close hinges as standard. The Premiere Series is Wellborn’s mid-line, with standard-overlay doors and a mix of soft-close and free-close hinges depending on the year it was built. The Select Series is the entry line, and most San Jose additions and ADUs built on tighter budgets in the 2010s used this one.
Here’s the compatibility gotcha most owners run into: Wellborn changed hinge mounting geometry between the 2015 and 2016 production years. A hinge from a 2014 Select cabinet will not fit a 2017 door, even though both say “Wellborn” on the box. We verify this on every job by pulling one hinge and measuring the cup diameter, not by trusting the label.
For the replacement itself, OEM Wellborn parts stay true to the original finish and drilling, which matters if you’re matching existing cabinets. Quality aftermarket equivalents from Blum or Grass run 15-20% less and often outlast the original Wellborn hardware. We stock both and tell you the price difference before you choose. Bradford Remodeling Co San Jose is an independent service provider, not affiliated with Wellborn. We document the brand on our materials list alongside KraftMaid, Cambria, and Silestone because our homeowners want to know exactly what’s going into their walls and cabinets.

Signs Your Wellborn Home Additions & ADU Is Failing
- Drawer faces that sag or bind after a warm stretch. San Jose’s seasonal swing, especially in unconditioned ADU spaces, causes the wood stiles to expand and contract. If the drawer was built tight to begin with, that movement shows up as binding corners and cracked corner joinery.
- Soft-close hinges that slam or won’t hold in the open position. The internal damper is a hydraulic micro-cylinder. Once it leaks, there’s no rebuild. The hinge must be replaced, and it’s a fast truck-stock swap for us.
- Doors that no longer sit flush with the frame. That’s usually hinge cup wear or a stripped mounting screw in the particleboard side panel. Particleboard from the Select line loses screw-holding power faster than the plywood boxes in Premiere and Estate.
- Corner trim and scribe molding pulling away from the wall. In ADUs, wall settlement and dry air separate trim from the cabinet face. It’s rarely the cabinet itself failing. It’s the wall moving behind it, a condition we see frequently in San Jose’s older ranch-era add-ons.
- Musty smell inside the cabinet or delaminating edge banding. That signals moisture infiltration from a plumbing rough-in, a soffit leak, or shower steam migration into the cabinet cavity. The cabinet part is replaceable, but the moisture source has to be found and corrected first or the new part fails the same way.

AfterReplacement Cost & What’s Included

For a full Wellborn-spec home addition in San Jose, our installed range is $53,100 to $153,400. That’s the whole job: foundation and framing through your Wellborn cabinet run, countertop substrate, trim, and finish. For the cabinetry components alone inside an existing addition or ADU, cabinet installation runs $4,720 to $15,340, while a single hardware-only repair like hinge replacement, drawer slide replacement, or scribe molding re-set typically lands in the $150 to $600 range depending on part count and access.
What drives the spread on a full addition is the foundation work. A slab-on-grade ADU in a flat San Jose lot is the low end. A second-story addition over a 1950s post-and-pier foundation is the high end, because the structural tie-in and shear work cost real money. You’ll get a written line-item price before any work starts, not a range that wanders. That’s The Garrison Standard, and it’s non-negotiable at Bradford.
Every completed job carries our 365-Day Done Right Promise. If the Wellborn part or any installation work fails inside that window, we come back and correct it at no charge. You’ll have the guarantee in writing, signed, in your hand at close-out.
DIY or Call Us?
Replacing a soft-close hinge or adjusting a drawer slide is a reasonable Saturday job for a homeowner with a #2 Phillips and patience. You’re not going to hurt yourself swapping cabinet hardware. Where DIY goes wrong on Wellborn cabinets is drilling new holes in particleboard panels instead of using the proper cup-hole pattern, stripping the screw seats, and ending up with a door that hangs worse than before you started. And if the failure is trim pulling away from the wall, that’s a wall-movement problem, not a cabinet part problem. Tightening the molding back into a settling wall just splits the molding.
If you’re not certain whether the part matches your production year, or the failure is inside an addition that’s also showing wall cracks or moisture staining, call us. We’ll tell you over the phone whether it’s a part we can bring on the truck or a job we need to put eyes on. Straight number, written scope, done when we said done.
FAQs

Wellborn cabinet boxes, especially the Premiere and Estate lines with plywood sides, routinely last 20 to 25 years in San Jose’s climate before the joinery starts to open up. The hardware fails first: soft-close hinges and drawer slides typically need replacement at the 8 to 12 year mark, sooner in an ADU that isn’t climate-controlled.
It depends on where the damage is. Hinges, slides, and drawer fronts are replaceable parts, and we can re-glue and re-clamp corner joinery if the wood hasn’t fractured. If the box itself is water-swollen or the particleboard has lost structural integrity, a new box is usually cheaper than a rebuild. We’ll give you both numbers before you decide.
For a typical hinge or slide replacement on a dozen doors and drawers, we’re in and out in half a day. If the job includes re-alignment, scribe molding, and touch-up on three or more cabinet faces, that’s a full day. We’ll tell you the time before we start, and it’s the same crew from tool-drop to broom-sweep.
We stock standard Wellborn-compatible soft-close hinges, drawer slides, and the common cup sizes for both pre-2016 and post-2016 drilling patterns. If it’s a finished door or drawer front, we order it to match your existing Wellborn stain and door profile, which typically takes 7 to 10 business days.
